Western Builders is proud to have partnered with Holyoke Housing Authority on South Holyoke Homes Phase 2, marking our first modular construction project in collaboration with Ritz-Craft Corporation (RC2) and ICON Architecture. This transformative affordable housing development reimagined the original design—shifting from attached row homes to single-family homes and duplexes built with modular construction to improve cost efficiency and accelerate project delivery.

Extensive preconstruction services were key to refining the approach, ensuring that modular construction aligned with project goals and budget. The off-site fabrication of modular units at the RC2 facility in Mifflinburg, PA, allowed for simultaneous site development and unit production, significantly streamlining the timeline.

This phase of the community features 20 affordable townhomes, with a total of 59 modular units manufactured, delivered, and installed in early 2025. With funding support from the City of Holyoke, South Holyoke Homes Phase 2 stands as a model for efficient, high-quality, and scalable affordable housing solutions. Western Builders is honored to contribute to the revitalization of Holyoke’s historic neighborhoods, bringing modern, energy-efficient homes to the community.
